Aroundtown leases two Berlin Alexanderplatz hotels to Leonardo Hotels for 20 years
The rebranded properties, now run under new Leonardo names, extend a partnership that already covers a hotel in Baden-Baden.
Aroundtown has handed operational control of two hotels on Berlin's Alexanderplatz to Leonardo Hotels under leases running 20 years each. The properties, formerly known as the H2 Hotel and the H4 Hotel, are at one of the city's busiest transport hubs. Leonardo Hotels is now running both under new names, the Leonardo Smart Berlin Alexanderplatz and the Hotel Berlin Alexanderplatz by Leonardo Hotels.
The former H2 Hotel becomes the Leonardo Smart Berlin Alexanderplatz, while the former H4 Hotel is renamed the Hotel Berlin Alexanderplatz by Leonardo Hotels; together the two hold 624 rooms and suites, all directly on the square with connections across the city, and the larger of the two, the Hotel Berlin Alexanderplatz by Leonardo Hotels, has 336 rooms and suites.

What each hotel offers
That larger property also carries more than ten event rooms with a combined capacity of over 700 people, making it a conference venue as much as a place to sleep. The smaller Leonardo Smart Berlin Alexanderplatz has 288 rooms and a different target guest entirely.
The Leonardo Smart property is pitched at leisure travellers on shorter stays in the capital, and it offers four-bed rooms for groups and families. Beyond its breakfast restaurant, it also has bike rental and parking, features the business-focused sister hotel does not list.
Alexanderplatz gives both hotels direct connections across the city, which is part of the appeal for an operator taking on a location it already knows. Aroundtown and Leonardo Hotels describe the extended leases as strengthening what they call a trusted, strategic partnership between the two.
That partnership already includes the long-term lease of the Badischer Hof in Baden-Baden, which the two companies had in place before this deal. The Alexanderplatz leases, extended to 20 years apiece as part of the handover, add two more properties to a relationship spanning more than one German city.
Why the two companies say the deal matters
Aroundtown said the leases give it a reliable foundation for developing both hotels further, framing an experienced operator for two properties in one of Berlin's most central locations as the point of the deal, and said it was pleased to work with Leonardo Hotels again.
Leonardo Hotels called taking over the two hotels an important step in its cooperation with Aroundtown. It said the two properties have distinct profiles and are an ideal addition to its Berlin portfolio, and that it looks forward to operating both locations together for the long term.
Aroundtown is one of Europe's largest real estate companies. Its portfolio is diversified beyond hotels into office and residential property, and it already counts numerous hotel locations among its holdings, of which the two Alexanderplatz properties are the newest addition under lease.

The company describes its overall proposition as offering a range of experiences tailor-made for the modern traveller, a description that maps onto the split at Alexanderplatz: one hotel built for business and events, the other for shorter leisure stays and groups.
Neither company disclosed the rental terms of the leases or what Aroundtown intends to invest in the two buildings beyond the change of operator. Nor did either side say what the previous arrangements under the H2 and H4 names had involved before Leonardo Hotels took over.
